About Kushukuru Pemba

Kushukuru was started by two friends with a passion for the beautiful islands that encompass Zanzibar. The word "Kushukuru" means "to be thankful" in Swahili — and that is exactly the feeling we want every resident to carry with them here.

Located on the serene Wambaa Beach, Pemba Island, our development opens one of East Africa's most unspoiled stretches of coastline to a small number of residents who want something quieter, more considered and more connected to nature than conventional luxury real estate offers.

Why Pemba

A destination still largely undiscovered

Pemba is relatively undeveloped compared to Unguja (Zanzibar's main island), presenting a unique opportunity for early investment. With its rich cultural heritage, lush forests and exceptional marine life, the island is emerging as a premier destination for eco-tourism, diving and nature travel — offering something more authentic than the mainstream.

We chose Pemba for its untapped potential and its growing appeal. Our goal is to contribute to the island's development while preserving its unique character, environment and community.

Our team combines hands-on development experience, commercial expertise and a genuine love for Pemba. We work closely with world-class architects and independent legal advisors to ensure the project meets the highest standards at every stage.

Ivan Gasulla

Ivan brings over 15 years of property development experience to Kushukuru Pemba. His previous project, La Iguana Verde in Pedasí, Panama — a boutique development of 12 apartments — sold out in full. Attention to detail has always been central to his approach, alongside a commitment to sustainable practices: from rainwater harvesting to solar-powered common areas. Ivan leads the development and construction programme at Kushukuru.

Oshi Okomilo

Oshi has spent 25 years building businesses across multiple sectors, consistently delivering growth and results from the ground up. His background spans sales, marketing and commercial strategy, with a proven track record of managing diverse projects and bringing them to profitability. At Kushukuru, Oshi leads the sales programme and buyer relationships.
